The construction process is divided into six stages in which our Quantity Surveying services are available to minimise our Client's risk in terms of over expenditure, unexpected claims, contractual charges and overall poor project performance. 

CRQS assists our Client's throughout the six stages to make sure the interests of our Clients are protected. CRQS ensures that both our Clients and contracting parties are aware of their contractual obligations and provide professional support to ensure all expectations are met.

Some of our SERVICES would include:

Stage 1 - Project Inception
During stage-1 CRQS would establish the client requirements and preferences, assess user needs and options, assist with the appointment of necessary consultants, and establish the project brief, including project objectives, priorities, constraints, assumptions, aspirations, and strategies.

Stage 2 - Concept & Viability
During stage-2 CRQS would prepare and finalize the project concept in accordance with the brief, including the project scope, scale, form, function, development programme, and viability of the project. CRQS would conduct a feasibility study, including elemental estimate, on the proposed elementary design to ensure viability of project. We thereafter advise our clients in accordance with the result of the feasibility study, and propose alternatives to ensure project viability. 

Stage 3 - Design Development (Value Engineering)
During stage-3 CRQS would develop the approved concept (stage 2) to finalizing the design, outline specifications, cost plan, financial viability, and documentation programme for the project. During this stage CRQS would exercise value engineering to make sure the architectural drawings fall within the client's budgetary requirements, and to provide other cost-friendly alternatives.

Stage 4 - Documentation & Procurement
During stage-4 CRQS would measure the architectural & engineer's drawings to provide a complete Bill Of Quantities in accordance with industry standards. The BOQ, along with other required tender documentation will be prepared to form part of the tender pack. 

The Tender Process will be implemented including preparing the tender documentation, getting min 5x contractors to price the project, completing a full adjudication on the priced BOQs as received from contractors, interrogating and querying rates, making sure contractors are compliant, preparing a complete Tender Evaluation and Adjudication Report (TEAR) and based on the adjudication proposing a contractor. CRQS then assist with setting up an agreement between our Clients and the contractor.

Stage 5 - Construction
Stage-5 is the actual construction phase - During this stage CRQS manage and monitors the contracts and processes, including the preparation and coordination of the procedures and documentation to facilitate the practical completion of the works. CRQS would conduct monthly site visits to determine work scope payable in monthly payment certificates, manage and certification of variation orders alongside architect and engineer. CRQS would issue a monthly cost report with every payment certificate to ensure our Clients are continuously aware of project cost to date and cost to completion.

Stage 6 - Close-Out & Final Account Settlement
During stage-6 CRQS would complete a project close-out report along with the final account remeasurements to assist in the settlement of the final account.
This process will effectively facilitate project handover and operation.
